In October 2010, I had just turned 18 and my dad moved out of our Gaithersburg, Maryland townhouse to go live with his girlfriend in Virginia.
I had two options: Change high schools a fifth time and live in an unfinished basement, or live on my own and pay the rent on the townhouse.
Choosing the latter changed my life by teaching me the art of business.
I rented rooms on craigslist, this was before Airbnb was big or Facebook had marketplace, and I found others to share the space with.
Quickly, I was paying no rent at all.
Whenever I needed money, I invented another space in the house to rent, including Harry Potter’s portion of a staircase.
I thought I won… but then I came across trouble.
I had tenants that would not pay, were disruptive and would not leave. I had repairs to fix. I had bills piling up and no means to pay them when I went off to college and couldn’t get the mail. So, what happened? I thought I was going to be one of those traveling lifestyle influencers who never pay rent.
Well, while I was busy filling the house, I made a rookie mistake - I picked the wrong type of tenants. I was working with tenants who didn’t have the means to continue paying and a history of problems.I attracted them by not properly staging the location. It was a huge mistake, and one that cost me my first and only eviction, loss of income, and settlement of a lawsuit.
Fast forward to now, and I have five properties producing more than 22k a month in revenue and 12k a month in profit!
These tenants:
1) Pay without hassle because they appreciate the deal they are getting
2) Rarely need help because systems and processes maintain the dwellings
3) Are abundant because of the new marketing platforms available
It was about finding the right process to follow and iterating constantly.
I found out that you could rent an entire house, break up and decorate each room and rent it for substantially more than the rent.
This applies to townhouses as well as large manors. The key is choosing the right one.
I scaled up to four townhouses in Maryland and later, a townhouse in Maryland, a house in Colorado and Texas, Phoenix, and two properties in Las Vegas!
I documented all the steps required to do this consistently and while planning to do more in the wake of the pandemic and the housing shortage battle, Alex Berman and I created this program so that others could get out there and make tons of money while doing a public good.

Q: Isn't this illegal?
A: Absolutely not. So many people come from a mindset of: if it makes me money without me having to work hard, it must be illegal. It is not illegal to sublet rooms, however some HOAs will frown upon it and you will need to use care to prevent conflicts from impacting your bottom line.
Q: Do i need to be able to buy a house?
A: It helps to have good credit in obtaining a lease, but you do not need to own a house to practice this method.
